ENVIRONMENTAL PRIORITIES
Our priorities translate environmental responsibility into practical considerations across our portfolio, developments and operations.
Improving the efficiency of buildings, facilities and operating environments through appropriate technologies, design considerations and disciplined resource management.
Supporting responsible water use through efficient infrastructure, operational controls and appropriate practices across relevant assets and developments.
Encouraging responsible material selection, construction practices and waste-management processes throughout the development and operating lifecycle.
Considering environmental and climate-related conditions in the planning, development and management of assets designed for long-term performance in Qatar.
Environmental responsibility becomes meaningful when it informs decisions and is incorporated into investment, development and operational processes.
Relevant considerations may form part of broader investment assessment, particularly where they can affect operating costs, regulatory exposure, asset resilience or long-term value.
Development teams can incorporate appropriate efficiency, resource-management and resilience considerations into project planning and delivery.
Operational practices provide opportunities to identify inefficiencies, manage resources and progressively improve asset performance.
Regulatory Alignment
The Qatar Sustainability Assessment System (QSAS) is the mandatory green building rating system for all new developments in Qatar. Q Prime Holding mandates QSAS certification for 100% of eligible projects, with a minimum target of QSAS 1-Star and a portfolio aspiration of QSAS 2-Star across all income-generating assets.
ENE-1
Optimizing building energy performance through high-performance envelopes, efficient HVAC, and on-site renewable energy.
Q Prime Protocol
All new developments must exceed QSAS ENE-1 baseline by minimum 15%. District cooling preferred for commercial assets >20,000 sqm. Solar PV mandatory for all industrial assets.
WAT-1
Reducing potable water consumption through low-flow fixtures, TSE recycling, and smart irrigation.
Q Prime Protocol
TSE connection mandatory for all landscape irrigation. Low-flow fixtures exceeding QSAS baseline by 20%. Sub-metering at zone level.
MAT-1
Specifying low-impact, locally sourced, and recycled materials with verified embodied carbon data.
Q Prime Protocol
Recycled steel content minimum 25%. Local aggregate preference within 500km radius. Embodied carbon assessment for all structural materials.
OUT-1
Mitigating urban heat island effect and preserving ecological value through native landscaping and shading.
Q Prime Protocol
Native species minimum 80% of landscaped area. Ghaf tree integration mandatory for all residential developments. Hardscape SRI > 0.30.
IND-1
Ensuring thermal comfort, air quality, and daylighting in extreme desert conditions.
Q Prime Protocol
PM2.5 filtration mandatory for all commercial HVAC. Daylight autonomy target 60% of regularly occupied spaces. Thermal comfort per ASHRAE 55.
MAN-1
Establishing building commissioning, monitoring, and operational protocols for sustained performance.
Q Prime Protocol
Independent commissioning authority for all assets >QAR 200M. BMS integration with central monitoring. Annual energy audit post-occupancy.
OUR OPERATING CONTEXT
Q Prime's environmental priorities are shaped by the conditions in which our assets operate. Qatar’s climate, water resources, energy requirements and urban environment create specific considerations for developers, asset owners and operators.
Design and operational considerations appropriate to Qatar’s environmental conditions.
Responsible management of a strategically important resource.
Efficiency across buildings, infrastructure and operations.
Supporting high-quality, resilient built environments.
OUR ENVIRONMENTAL POSITION
As a diversified Qatari holding company, Q Prime recognizes that the environmental performance of its assets can influence operating efficiency, resilience, risk exposure and long-term value.
Our environmental approach therefore extends across the investment and asset lifecycle—from project planning and development through construction, operation and ongoing management.
RESPONSIBLE DEVELOPMENT
For Q Prime, responsible development begins with decisions made during planning and design.
Environmental considerations can influence site planning, building design, material selection, infrastructure requirements and operational performance. Integrating these considerations early allows them to be addressed as part of the development process rather than as an afterthought.
Environmental considerations incorporated at the appropriate project stage.
Efficiency and resilience considered alongside performance requirements.
Responsible practices carried through implementation.
